Our aim here is to give accurate and useful information, so it may come as a surprise to someone familiar with British conveyancing that property surveys in Spain are very rare. As David Hampshire says in his book "Buying a Home in Spain 2003-2004", it is, "unusual to have a survey". Most of the Costa Blanca surveys that are done, are by Spanish banks, or specialized companies that work almost exclusively for them. In a typical Costa Blanca bank survey and valuation, we meet the bank representative at the property, provide a copy of the documentation and wait for about 20 minutes while he does a rough room layout sketch with a laser rule, takes interior and exterior photos and checks the property's aspect and view.

That's all there is to it, and it probably happens this way, because the types of construction used on Costa Blanca properties are quite standard and have changed in a predictable way over the years. The building methods here are simpler than in northern Europe and the valuer can quickly see if the property is sound or not. Their main focus in a valuation is on layout/ aspect / plot and floor area/ urbanization/ views/ deeds/ registry and recent sales of similar properties to arrive at a market value.

As I said in "Buying a Costa Blanca Property" the main things to look out for on the Costa Blanca are major cracks that might indicate broken foundations, and unusual humidity that could arise from faulty damp proof coursing, or a poor location in a flash flooding area. These are easy for you to see for yourself and indicate properties that it is best for you to avoid.
